What You Will Do
- Provide excellent customer service to tenants by addressing inquiries, concerns, and resolving issues prompt and professionally.
- Develop and implement marketing strategies to attract new tenants, via online listings, signage, and local advertising.
- Maintain and enhance security measures, monitoring systems and enforcing safety protocols.
- Oversee cleanliness and maintenance of the facility, performing routine inspections and coordinating repairs.
- Collect and record rent payments, follow up on overdue accounts, and process payments accurately.
- Manage tenant leases, including new rentals, renewals, and terminations, maintaining accurate records.
- Maintain inventory of storage units, tracking availability and ensuring correct sizing and pricing.
- Work with the Regional Operations Manager to prepare and manage site budgets, track expenses, and report financial performance.
- Support hiring by participating in interviews, reviewing resumes, and selecting qualified candidates.
- Use UKG Timekeeping software to record employee hours, ensuring compliance with labor regulations.
- Manage employee scheduling and overtime, optimizing staffing levels to meet operational demands while controlling costs.
- Promote employee development by identifying training needs, implementing programs, and fostering continuous learning.
- Act as “Train the Trainer” to ensure staff are well trained for their roles.
- Ensure compliance with all local, state, and federal regulations concerning storage facilities.
- Perform other assigned duties.
What You Will Need
- High school diploma or equivalent.
- Previous experience in property management, storage facility management, or a related industry preferred.
- Experience managing the day‑to‑day activities of a team.
- Strong interpersonal and communication skills.
- Excellent organizational and problem‑solving abilities.
- Knowledge of security systems and safety protocols.
- Basic computer skills, including proficiency in Microsoft Office.
- Ability to work independently and as part of a team.
- Flexibility to work weekends or evenings as needed.
