Job Overview

Reporting to the Director of Development, the Construction Manager acts as the Owner's Representative across the lifecycle of multi-family residential projects within Primex's portfolio. This role bridges development and construction, supporting projects from acquisition and design through permitting, construction, turnover, and occupancy while ensuring alignment with company standards and project goals.

Key Responsibilities

Project Leadership and Coordination

Work collaboratively with development, leasing, marketing, property management, and finance teams to advance projects

Serve as Owner's Representative in consultant and construction meetings

Ensure project participants adhere to Primex development standards, processes, and workflows

Provide construction-related guidance internally and help remove project roadblocks

Design and Pre-Construction

Coordinate design development to align with project goals, municipal requirements, and value considerations

Manage consultant procurement and performance

Budgeting and Financial Oversight

Assist in preparing and updating project proformas

Track major development costs including municipal fees and deposits

Review and approve consultant and vendor invoices

Permitting, Approvals and Stakeholder Coordination

Coordinate rezoning, development permit, and building permit submissions

Liaise with authorities having jurisdiction

Attend municipal meetings and stakeholder engagement sessions as required

Construction and Delivery

Support transition from design to construction

Track RFIs, change orders, and site directives

Participate in site walkthroughs, inspections, and occupancy preparation

Closeout and Turnover

Support occupancy applications and municipal inspections

Coordinate handover with operations and property management

Track warranties, as-built documentation, closeout deliverables, and security deposit returns

Qualifications

3 to 5 years of experience in development, construction management, or Owner's Representative roles

Experience supporting at least two wood frame projects through start and closeout

Post-secondary education in construction management, architecture, engineering, planning, commerce, or a related field

Strong organizational skills with the ability to manage multiple priorities

Clear and professional communication skills

Sound judgment, accountability, and a proactive problem-solving approach

Comfortable supporting both technical and administrative aspects of projects

Proficient in Microsoft Office and Asana; experience with Bluebeam, Procore, or similar platforms is an asset

Working knowledge of project budgeting and permitting processes
